Guide to Condo Hotels - Part 3: Brands and Projects

We continue our four-part Guide to Condo Hotels with a look at some brands and sample projects. Analyst Calvin Chin explains the major condo hotel players and some of their residential offerings. Continued from Helium Report’s Guide to Condo Hotels [Part 1, Part 2].
Condo Hotel Brands and Sample Projects
There is a tremendous breadth in the marketplace for condo hotels. Here is a look at a few of the more active hotel brands in the space and some sample projects to give you a sense for what is available:
Conrad Hotels
The Hilton chain’s luxury brand has committed to greatly expanding its portfolio of destinations and condo hotels represent a significant part of the financing strategy of this expansion.
Notable projects include:
- Conrad Majestic [Las Vegas, NV]: 696 condo hotel suites ranging in size from 630 to 1,200 square feet and initially priced from approximately $650k – $1.5m.
- Conrad Dubai [Dubai, UAE]: 130 units on Sheikh Zayed Road in the heart of Dubai’s commercial, business and entertainment district.
- Conrad Koh Samui [Koh Samui, Thailand]: 39 residential villas each starting at 2000 square feet in size spread out on 25 acres with panoramic views of the Gulf of Thailand.
MGM
The hotel casino operator made news for selling out all 576 units of its first phase Signature project at blazing speeds in 2004, and now has embarked on another Las Vegas landmark project called CityCenter.
Notable projects:
- Vdara [Las Vegas, NV]: 1543 units at $7 billion MGM CityCenter project on the Las Vegas Strip. Sizes ranging from studios at 500 square feet to multi-level penthouse suites at 1,850 square feet, pricing between $500,000 and $3 million.
- Signature at MGM Grand [Las Vegas, NV]: three towers of condo units ranging in size from studios to two bedrooms adjoining the casino hotel.
Starwood
Starwood features its W Hotel brand on condo hotel projects with the W’s familiar chic design aesthetic and amenities such as Bliss Spa.
Notable projects include:
- The W South Beach [Miami, FL]: 511 studio, one- and two-bedroom units ranging in size from 564 to 1,287 square feet with prices starting at $740,000.
- The W Fort Lauderdale [Fort Lauderdale, FL]: 171 units on Ft. Lauderdale Beach. One bedroom units priced from $975,000and two bedroom units from $1,290,900.
Trump
With a brand associated with international luxury, Trump is building out a roster of condo hotel locations throughout the US and beyond.
Notable projects:

- Trump SoHo [New York, NY]: 407 condo hotel units ranging in size from 430 square feet to 800 square feet. Several penthouse units will also be included.
- Trump Ocean Club [Panama City, Panama]: approximately 300 units in a waterfront mixed use development including casino and yacht club. Prices starting at less than $400k.
- Trump Hotel Waikiki [Honolulu, HI]: 460 condo hotel units ranging in size from 562 square feet studios to 2,110 square feet three-bedroom units. Prices from under $500k to nearly $3 million.
- Trump Ocean Resort Baja Mexico: studio, one-, two-, and three-bedroom condo hotel units, ranging in size from 700 to 4,500 square feet about 30 minutes from San Diego, CA.
- The Palm Trump International Hotel & Tower Dubai [Dubai, UAE]: at the trunk of the palm-shaped Jumeirah island, one of the world’s largest man-made islands. Approximately 500 units ranging from one-, two-, three-bedroom suites and penthouses.
Other notables include: Bulgari, Clarion, Mandarin Oriental, Regent Hotels, Rosewood, and Wynn.
